Roof replacement

A new roof for North Haven and New Haven County homes, from tear-off to the last nail swept from the lawn. One crew, one written price, one walkthrough at the end.

What does a roof replacement include?

The old roof comes off down to the deck. Soft or rotted decking is replaced, then underlayment, ice and water shield at the eaves and valleys, new shingles, flashing, ridge and vents.

Much of New Haven County's housing is capes, colonials and ranches built before the 1970s. A tear-off on an older house often turns up two layers of shingles, or board decking instead of plywood. Connecticut's building code calls for an ice barrier from the eaves to at least 24 inches inside the exterior wall, and towns generally ask for a building permit before a re-roof.

Before the work starts you get it all in writing: the materials, the price, and the start and completion dates.

When does a Connecticut roof need replacing?

  • Shingles curling, cracking or shedding granules into the gutters.
  • Ice dams and leaks along the eaves after a cold snap.
  • Shingles lifting or missing after a nor'easter or a summer squall.
  • Repeat leaks, or a repair quote that comes close to a new roof.

Common questions

Do I need a permit to replace a roof in Connecticut?

Generally, yes. Connecticut towns treat a re-roof as building work that needs a permit from the local building department, and the contractor pulling it must hold a state home improvement registration. Your contract should say who pulls the permit. Some towns also inspect the ice and water shield before the shingles cover it.

Can new shingles go over my old roof in Connecticut?

Only over a single layer, and only when that layer and the deck under it are sound. Connecticut's building code is based on the 2021 International Residential Code, which does not allow a new roof over two or more existing layers. Older New Haven County houses often have two layers already, so the tear-off goes to the deck.

Is ice and water shield required in Connecticut?

Yes, where ice dams are a risk, which in Connecticut means essentially every house. The code calls for an ice barrier from the eave edge to at least 24 inches inside the exterior wall line, and further up the slope on steep roofs. It goes on under the shingles and keeps water that backs up behind an ice dam out of the house.

How long does an asphalt shingle roof last in Connecticut?

Architectural asphalt shingles commonly last 20 to 30 years here. Poor attic ventilation, repeated ice dams, heavy shade from trees and salt air near the Sound all shorten that. Curling, cracked or bald shingles and granules collecting in the gutters are the usual signs a roof is near the end.

Can a roof be replaced in winter in Connecticut?

Yes, with care. Shingle makers set minimum temperatures for the sealant strips to bond, so cold-weather work is planned around dry, milder days, and the tear-off is limited to what can be closed up the same day. We schedule winter replacements around the forecast and repair leaks year round.
