Roof repair

Not every leak means a new roof. We trace the water to where it gets in, fix that, and tell you plainly how much life the roof has left.

Where do roof leaks start?

Most leaks start at the details: flashing around a chimney or skylight, a cracked boot on a vent pipe, nails backing out, shingles lifted by the wind, or ice backing water up under the eaves.

We look at the roof and, where we can get in, the attic, so the repair goes where the water starts rather than where it shows.

When does a roof need repair?

  • A stain on a ceiling, or drips in the attic after rain.
  • Shingles or ridge caps in the yard after a windy night.
  • Ice dams along the eaves, or water inside after a thaw.
  • Daylight through the roof boards, or a soft spot in the attic.

How much does a roof repair cost?

A repair is priced once the problem is found: the cause, how far the damage goes and what it takes to fix it.

If the roof is past repairing, we tell you, and the instant estimate gives you a range for a new one.

Common questions

What causes ice dams, and how do I stop them?

Heat escaping from the house melts snow on the roof. The water runs down to the cold eaves, refreezes into a ridge of ice and backs meltwater up under the shingles. The lasting fix is in the attic: air sealing, insulation and ventilation that keep the roof deck cold. In the meantime, pull snow off the lower few feet with a roof rake from the ground, and never chip at the ice.

Does homeowners insurance cover ice dam leaks in Connecticut?

Many policies cover sudden water damage inside the house from an ice dam, but not repairs for wear or poor maintenance, and each policy differs. Photograph the damage, stop the water where you safely can and call your insurer early: policies set time limits for reporting.

Should I repair or replace my roof?

A sound roof with one problem, such as failed chimney flashing, a cracked vent boot or a few lifted shingles, is usually worth repairing. Leaks in several places, widespread curling or granule loss, or a roof past about 20 years point toward replacement, especially when a repair quote comes close to the cost of a new roof.

Why does my roof leak around the chimney?

Chimneys are the most common leak point on older Connecticut houses. The step and counter flashing that seals the joint between brick and shingles cracks, pulls out of the mortar or was sealed with caulk that has failed. The fix is new flashing cut into the mortar joints, not more sealant.
